The development of the hospital building is very close relationship with development of the hospital building always population size and social development and changes in the composition of the population. And because of changes in the per capita number of beds and outpatient hospital directly from the development on the scale with the increase in demographic. Social changes in the health care system for hospital construction impact is self-evident, becomes more intense competition between hospitals when patients have the right to choose the doctor, lived in what hospital ward.This article discusses management risk system’s theory and method concrete application question in reality, with the synthesis utilization project risk management theoretical knowledge and real estate project management risk theory and method. The methods of this article mainly are the analysis induction, qualitative and quantitative combined, the microscopic and macroscopic analysis integrated.In this paper, more systematic summary of the first real estate risk management books and paper journals, and then analyze the Z City S District People’s Hospital renovation and expansion project color lighting project financial risk analysis. The paper mainly analyzes financial economic of the project and break-even analysis solvency analysis. Then, it discusses the last of the real estate projects, financial risk analysis and its evaluation. And the paper identifies financial risks, including the financing risk, investment risk, the risk of the distribution of profits and capital recovery risk. Finally, these risks were proposed circumvention measures to improve the financial management af the hospital.This paper is strong guidance, practical and predictable, not only to provide a scientific basis for the project investment decision-making, but also has an important role n guiding the project construction and management. At the same time, we expect thiss study to provide scientific reference for later research.
