The risk of huge real estate development projects especially fixity, the large-scale investment, long development cycle, the development of the poor conditions and harsh environment, the complexity of the procedure of the development process, involving a wide range, it faces the risk of space, It’s necessary to strengthen the risk management of real estate development projects. I select the appropriate real estate project risk metrics, which provide a theoretical basis for subsequent empirical research.In the second chapter, I introduced the paper objects-Agile Guangzhou Science City project, including the project land,planning and design, product, duration and other aspects.In the third chapter and fourth chapter, I measured the risk of Guangzhou Science City project with Analytic Hierarchy Process. The results show that the biggest, the most important impact of the project risk are the material prices, high construction quality requirements, interference and other factors of the local people.
