Real estate investment is a complex process.The influence of the risk to the investment cannot be ignored,especially when today’s international economic situation is not very clear,and the state is implementing macro-control on the real estate industry.So it’s essential for real estate practitioners to study and analysis the risks within investment project.This paper firstly analyses the types of real estate investment risks, as well as real estate risk factors of all types.By comparing different methods of risk assessment, an integrated real estate investment risks evaluation model is established. It evaluates the overall risks of real estate projects so that provides scientific basis for making poject investment decisions. It is used to evaluate the real estate projects’ anti-risk ability to cope with the dynamic changes of risks in the investment projects.Secondly,it points out the measurement of the real estate investment risk.To verify the availability of established models, this paper uses practical cases to estimate the real estate investment risk’s degree, and comprehensive points out the project’s ability to resist risks. According to the results of risk assessment, specific risk control measures are researched and developed from the perspective of project risk management to make the whole process manage of project risk come true, and provide a reference for investment real estate practitioners to risk management. Which focuses on real estate risk management is an effective method of analysis, namely analytic hierarchy process (AHP) principles, calculation methods and procedures as well as the method of the significance of real estate investment risk analysis.Finally,by evaluating A real estate project on the overall risk assessment, define the ultimate risk of the project, and propose targeted risk profile of its recommendations effective risk response measures.This thesis aims at pointing out the investment project-specific risk management analysis, by constructing the risk management assessment system for the investment risks of the project for several physical and evaluation analysis, by using relevant theories and mathematical models software, get the final results of the analysis and the corresponding response measures to the real estate industry for an investment decision investors can effectively avoid the major risks properly and correctly select the person’s own risk preferences and investment consistent approach to management and preference given for the corresponding concrete and effective management method.
