Abstract:Real estate investment project is a large investment, long cycle, the internal structure is complex, involving many factors and complex development system, risk factors that affect the system many perplexing, influence. At the same time, the probability and different risk factors causing serious consequences are different, can have great uncertainty to achieve the desired goal of the project, this uncertainty is known as the real estate investment risk, which directly influences the target of project implementation, especially in the present stage of China’s real estate development in the initial stage, market development is not perfect, lack of market data to the real estate business has brought more risk.In this paper, on the basis of theory selection "and the commercial center" as an example, the application of some quantitative evaluation methods in different stages. The study confirmed, these methods can effectively improve the management decision making, which can greatly improve the efficiency of risk management, the main conclusions are(1) Research shows that, the real estate investment project development process is divided into evaluation and decision-making, planning and construction, sales promotion stage, divided stage of research on risk management, contribute to the overall project risk control.(2) The risk identification of evaluation and decision-making, planning and construction, promote sales stage were risk factors for evaluation, decision-making, planning, sales promotion stage construction risk evaluation indicators more specific, in the risk assessment process in evaluation decision, planning, sales promotion stage application of AHP and fuzzy comprehensive evaluation method, the Bias network, system dynamics method, the empirical analysis shows that the stage of risk identification results more scientific, the evaluation method used can be applied to each stage of risk assessment requirements, improve the accuracy of the evaluation conclusion.
