The real estate industry is for real estate investment, development, management and service industry, belong to the third industry, has the foundational, being, Dai Dong Xing and risky industries. With economic development, China real estate industry high-speed growth and become startup domestic demand of boosting the economy important industries in the world. In recent years, the real estate investment growth faster than the social fixed assets total investment growth to the national economy pulling function is very obvious. But because of our country’s real estate market is still in the initial stage, the market system, regulations imperfection, there’s not much experience accumulation conditions, enterprises and individuals in succession build buy housing u. s.-made vehicles into unquestionable, which the country’s real estate market in this irrational exuberance scene behind shows outstanding problems and contradictions, and also mapped the real estate industry there existed many risk and could trigger social economic problems.The characteristics of real estate determines its investment amount, big investment cycle is long, the liquidation ability is poor, investment process both management risk, financial risk, financial risk visible also like the policy change and other intangible risk. Now our country estate development stage, the stage of market development still is not perfected, policies and regulations is unsound or poor, trade execute credit and market data is insufficient, for real estate development offers greater risk.This paper aims at our country of the risks of the real estate related to the study of the theory and policy mature enough and perfect the premise, discusses the investment of the existence of the larger risk, the premise of how to control and reduce commercial real estate investment risks and ensure the stable operation of commercial real estate projects. From the Angle of risk management, according to the real estate development has the characteristics of investment in real estate development course of the risk factors systems analysis and induction and summarized. And establish the risk factors comprehensive evaluation index system and project risk assessment model. Through the quantitative and qualitative analysis of risk identification, assessment, processing summed up a set of effective method, risk management theory in investment in real estate development in decision-making specific application, so as to further investment risk studies have certain reference significance, in combination with the practice of real estate investment, real estate investment activities of existing in the risk analysis and evaluation, in order to have certain theoretical and practical guiding value.Good garden real estate project bestowed existing risks are mainly divided into the safety risk, economic risk, technical risks, the contract risks, the risk management.
