With the increasingly fierce social competition, parents pay more attention to the education of children and the attendant is how to get a better education. Under the influence of various factors, the current prices are climbing. It is the lack and the uneven distribution of quality education that is the main push of the parents’ desire for quality education. Education resource has become one of the influence factors of house prices.Education resources become the main driving force behind rising prices.This paper based on the hedonic price theory and space measurement methods, starting from the variable refinement of educational resources as well as the analysis of differences between the degree of education quality and the housing prices, researches on Nanjing City eight district 1042 residential samples and surrounding educational resources,respectively to establish the housing price model and the hedonic model to analyze the impact mechanism of different types of educational facilities on residential prices.The results show that there is a direct link between distribution of educational resources and the housing price. Educational facilities have a positive capitalization effect on housing prices. Residents were willing to pay additional price to obtain a better education or accessibility. The influence of educational facilities on housing price is not the same. Between the quantity and quality of education, buyers pay more attention to the later. The area isolation of distribution of educational resources exist in Nanjing.This phenomenon is particularly acute in some areas. The level of rates and the surrounding educational resources will not directly determine the level of capitalization of education.Educational facilities have a positive impact on the majority of residential rents.Compared with the school district,educational facilities has little effect on housing prices.When sorting education capitalization factors, We can see the extent of its influence in descending order: the degree of the quality of middle school, the distance of primary school, proximity to key university, the number of University, the quality of primary school, proximity to key high school, the distance of middle school, proximity to University, the number of middle school, proximity to middle school.
