With the impact of “Silver Tide” in China, a special real estate for aged people is produced. As an emerging section of real estate industry, its risk factors will be very complicated.Unfortunately, except for some research simply discussing the risk factors of aged real estate, rarely has systemically examined its risk assessment. It is essential to accurately and effectively identify and then manage risk profiles of aged real estate projects.Based on prior research on aged real estate, this study aims to deeply explore issues associated with risk assessment. First, by analyzing characteristics of population aging, teasing the current development of aged real estate projects, and comparing extant methods to assess risks, we select the gray comprehensive evaluation method to conduct the risk assessment of aged real estate projects. Second, from the viewpoint of property developers, we identify the key risk factors of development of aged real estate,select appropriate indexes, and then establish a multi-level index system. Taking Luoyang Zhou Shan international holiday apartments for old people as an example, we use gray comprehensive evaluation method to comprehensively assess risk of the development of aged real estate projects and identify the key risk factors and the comprehensive level of risk. Finally, we give some suggestions for risk prevention.Through the study of this article,identify five major risk factors, policy risk,economic risk, technology risk, marketing risk, and risk management respectively. And according to the characteristics of the aging property,we select the gray comprehensive evaluation method to conduct the risk assessment of aged real estate projects.At last,referring to the development of foreign aged real estate, we give some suggestions toits development in China from the risk factors.
