| Competitiveness evaluation of real estate developers becomes especially important as the competition increasing fiercely in the real estate market and the development of society and economy. Firstly, the result of evaluation can conclude and judge past achievements of real estate developers. Accordingly, enterprises construct their competitiveness in accordance with their own weaknesses to win the future. Secondly, the result of evaluation can reflect their true strength and can be the key reference of the investment for the investors. Finally, the result of evaluation also can be a reference for Researchers at the real estate industry.This paper profits from the domestic and foreigner research results, adopting methods combining theory and empirical study, selecting several listed real estate companies as cases and doing the research on the competitiveness evaluation model. This paper focuses on the design of the competitiveness evaluation model and empirical analysis.The main purpose of the model design is constructing evaluation index system and choosing the best method. This paper uses scientific logic and Delphi Method to construct the evaluation index system and uses the method combining AHP Method and Gray Comprehensive Evaluation Method after comparing all kinds of methods. What's more, this paper uses the idea from the Fuzzy Comprehensive Evaluation Method to quantify the qualitative indicators. After designing the model, the paper chooses five companies (Fanhai Building, Poly Real Estate, Vanke, Jindi, Jinrongjie) to do empirical analysis. At the end, the paper gives some advices to cultivate competitiveness of real estate companies.There are three main conclusions of this article. First, two sets of evaluation index system which have different functions are put forward. Second, A new model is constructed by combining the AHP method and Gray Comprehensive Method to exert fully their own merits. Third, Feasibility of the evaluation put forward in the paper is proved to be great through empirical study. |
