| In recent years, with the transformation of the national economy, China’s real estate industry has entered gradually into the silver age of fierce competition. In order to ensure the healthy and stable development of the real estate market, the state has promulgated the correlation of macroeconomic regulation and control policy, resulting in the survival and development of the real estate enterprise is facing more and more pressure. Therefore, for seeking survival and development opportunities, most of the real estate enterprises have introduced into the project portfolio management technology, realizing the transformation of the traditional single project management model to the multi-project management mode of cross region.However, under the guidance of the enterprise limited resources constraints and strategic planning,how to carry out scientific and rational investment projects, making full use of the resources and reducing the opportunity cost of resources, realizing the maximization of enterprise profit, is a difficult problem to most of the real estate enterprise, is also the key content of the article.The article used the literature research method to review and analysis related literature of project management, project portfolio management, project portfolio selection and evaluation, and pointed out that the main difference between management object, management features, launch programs of the project management and project portfolio management, and then put forward the necessity and significance of portfolio management of real estate project; combined with the characteristics of real estate projects,through the integrated use of literature research, expert interviews, questionnaire method,constructed the evaluation index system of real estate project portfolio selection; and on this basis, introduced triangular fuzzy number theory to improve the traditional fuzzy comprehensive evaluation method,then formed the triangular fuzzy number evaluation method for determining the priority order of alternative investment and development projects; through the 0-1 linear integer programming model to evaluate the project portfolio selection of alternative projects, achieving project portfolio optimization, and providing a theoretical basis for the investment decision-making of the real estate enterprises.According to the evaluation index system and evaluation model of the construction of real estate project portfolio selection, the actual development projects of a domestic real estate enterprise as an example, to verify the selection of project portfolio constructed in this paper,the evaluation model is practical,maneuverability and validity; the research results of this paper can not only improve the project portfolio management system of knowledge, but also can provide some reference for the selection of China’s real estate enterprises project portfolio. |
