Since China's reform and opening up,family planning policy has been strictly implemented to control the growth rate of the total population.Although the implementation of the national family planning policy has played a positive role in controlling the total population,it has also led to the imbalance of the age structure of China's population to a certain extent.It is estimated that the population over 65 will reach 331 million by 2050.The arrival of an aging society,the improvement of economic level,the transformation of traditional old-age pension concept,the improvement of social security system and the vigorous support of policies and funds have all promoted the development of "old-age + real estate" composite industry to a certain extent.As an important part of the old-age industry,the old-age real estate model has increasingly highlighted its importance and received relevant policy support,which has been widely applied in many provinces and municipalities.At present,domestic and foreign research on pension real estate mainly focuses on business model innovation,public willingness to buy,development strategies and other aspects,less on the performance evaluation of pension real estate projects.On the basis of summarizing the existing research results of Engineering projects,this paper,from the perspective of independent third party and from the perspective of the development of old-age real estate projects,puts forward the method of combining triangular fuzzy number and fuzzy comprehensive evaluation to construct the performance evaluation index system and evaluation model in view of the characteristics of fuzziness in the performance evaluation process of old-age real estate projects.Firstly,the paper elaborates the basic status of performance evaluation of pension real estate and project,and determines the research direction of performance evaluation of pension real estate project from the perspective of sustainable development;secondly,according to the relevant theories of sustainable development and interests,it constructs the performance evaluation index of pension real estate project from five aspects:facilities supporting,technology and management,economy,envirornment and society.The system consists of five criteria layers and 25 indicators.Then,the initial data of each indicator are obtained by questionnaire survey,and the weight of each indicator is determined based on triangular fuzzy number.The performance evaluation model of pension real estate project is constructed by fuzzy comprehensive analysis method.Finally,the performance evaluation index system and evaluation model are applied to a pension real estate project.The factors,of the pension real estate project are put forward and relevant solutions are put forward.In conclusion,this paper has established sustainable development perspective of combining endowment real estate project performance evaluation system and model through the theoretical research and application of the means of combining use of triangular fuzzy number and fuzzy comprehensive evaluation method,identify the factors that affect an endowment real estate project performance and propose improvement measures,which can provide theoretical basis and reference methods for the future pension real estate project development and operation.
