In recent years, the Chinese economic development has made remarkable achievements which attract the worldwide attention. At the same time, more and more serious problems have also exposed, such as the city development and the people’s livelihood prices. The wanton expansion process of the city results in the deteriorating living environment, the deficiency of city land planning and utilization lead more crowded problem to city life, which result from the lack of understanding of the value and the scarcity of land resources. On the other hand, the growing material and cultural needs of consumers make for a good living environment demand to grow with each passing day. And this time, it becomes more and more obvious that the growing demand of consumer and the scarce land resources both make the city open space surrounding real estate rise in price. Actually because of the positive significance improvement of residential ecological environment, meet the consumers’ subjective needs and enhance the residential satisfaction from the city open space, its effect on the surrounding land value appears apparently. However, it is worth to discuss and analysis the problem of how to look into the relationships between the mining two from qualitative and quantitative angle, discuss the theoretical basis, the mutual influence of the impact analysis and the function mechanism, and then reveals the influence law among the two. In this context, the article aims at study the influence of city open space value of surrounding land.This paper selects the hedonic price model as the basic research model, constructs the hedonic price model of open space variable which contains the distance open space, open space area and open space categories, and then through the empirical study of quantitative to analysis the influence of the city open space to the value of its surrounding land.At the beginning of the research, the author achieves the understanding and mastering of city open space and land values through the domestic and foreign research which relevant to the field. And by means of the related theory analysis, the influence analysis and mechanism between city open space and the surrounding land value appears. Then, through comparison and analysis of the related research model, constructs the housing hedonic price model which consists of the city open space in characteristic variables, in the paper, the value of the land is approximated by the residential land prices. And then by analyzing and discussing the model, points out its potential problems and puts forward the solutions.At last, the author completes an empirical study of Nangang District of Harbin City via data collection and model fitting. As a consequence, the fitting results show that three variables have a significant impact on the surrounding land value, which includes the distance from open space, the measure of open space area and the open space richness. Specifically, the distance from open space reduces 1 kilometer, the residential price rise from 4.4% to 4.7%. The open space richness increases 1 unit, the surrounding residential price rise from 0.1% to 0.2%. The measure of open space area increases of 1 hectare, the surrounding residential price rise from 2.9% to 3.3%. At the same time, based on the above empirical research, the author explores and clarifies the radiation value-added effect of city open space, the measure of open space area of value-added effect, the richness of value-added effect and the optimal value effect.
