Cities are the product of the formation of long-term development of human society, while urban land is an indispensable and essential element of production and management in the city. Urban land price as the key to the functioning of urban land market, only under the market economy condition can realize the optimal configuration. Analyze and study the dynamic of urban land development trend and changing rules not only can grasp the overall variation of land price, but also can more objectively and scientifically assess and predict the land price. According it, the government can regulate the land market to determine whether the level of the market changes in land is reasonable. It helps the government formulate scientific land management policies and land-transfer scheme to prevent land speculation, guiding the market tends to standardize and promoting more efficient urban land resources configuration at the same time.Based on the land transaction data in Changsha from 2003 to the first half of 2009, combined with the specific circumstances of urban land in recent years, GIS spatial analysis methods was taken to analyze temporal and spatial distribution characteristics of commercial, residential and industrial land prices. The results show that:Of time, although Changsha urban area levels of three types of land below the national average, but its growth rates were higher than the national average; space, the spatial distribution of land price is different because of different land utilization. Commercial land price calls more for the degree of CBD, the high value area aggregates near the center of the city-Wuyi Square. Residential land price demands comparatively highly on environment quality, relative to commercial land price, the degree of aggregation on high value area comes down to some extent. Industrial land price requires more on the main external traffic factor, its relative comparison of space distribution disperses, homogenously.Carrying out these analysis of influencing factors, this paper establish the corresponding hedonic price model of urban land so as to explore the impact of Changsha commercial, residential and industrial land price changes in factors, the results show that: on the macro level, the development of population and economy, macro-control policies of national, urban planning layout and the real estate market impact of premium changes in Changsha City. On the micro level, because of different usages of the land, various types of land prices appear the trend of attenuation as the distance with CBD to increase in the single central city like Changsha.
