Empirical Research Of Sustainable Evaluation On A Urban Renewal Project In Xi’an

The rapid development of China’s economy accelerate the speed of urbanization, but in Xi’an urban renewal activities are often built for the new project decision with little cautious, updating large-scale, high speed, bringing a series of urban problems that hard to solve. Real estate companies seek to maximize profits, resulting in a new building floor area ratio updated, high density, a serious decline in the overall quality of the environment area. Renovation of urban planning is still at the stage of the main physical planning, urban sustainable development has not planned as an important content. This kind of urban planning can not be an effective guidance for sustainable urban regeneration. The urban renewal projects is in a tangle state, this directly affect the effectiveness of urban construction and sustainable development. Currently, the urgent need to build a sound and objective evaluation of the sustainability of urban renewal projects, as a guide and promote the updated project planning, construction, operation and management basis.Green community evaluation system to judge the level of sustainable community development. Therefore, this article in the establishment of the index system draws mature green community evaluation system at home and abroad, mainly the United States of LEED-ND, British BREEAM, and 《 China Ecological Residential Technology Assessment Manual》.In this paper, the concept of green and sustainable community development dimension, the frequency level indicators related evaluation system framework green communities at home and abroad, analysis and secondary indicators used to determine the index weight summarize and generalize the method proposed by national conditions, for the current development of Xi’an urban renewal and sustainable evaluation system.Based on the above analysis, the establishment of urban renewal projects hierarchical structures of the sustainable impact factors calculated using the AHP weights of each index, to a comprehensive renovation project Xian Feng Road area evaluated.
