Real estate projects have the characteristics of larger scale, more uncertain factors, needing more money, more kinds of risks and so on.During the process of investment, it is full of uncertain factors,which means high risk,Therefore,it is very necessary to do a research on the risk of real estate investment project especially the financial risks.This paper selects shouguang zhongnanshijixingcheng real estate project as the research object, which adopts the methods of combining the empirical analysis and normative analysis statistical analysis and other specific methods. Going to the place of the project for investigation to obtain the relevant data and combining the general analysis with a large amount of data statistical analysis,using a variety of financial analysis indicators to study the project’s economic feasibility systematically,then we can provide a scientific basis for the investment of the project and supply a certain reference for the formation of research paradigm of financial risk in this field.Generally speaking,this article takes the Zhongnanshijixingcheng as an example. Firstly, it expounds the theories and methods of the financial risk of real estate investment project.Then on the basis of the identification of the financial risks in the four stages:decision-making stage,the early stage,construction stage and marketing stage,and according to the related data in the project estimation and the relevant financial indicators,we calculate the if the project is financially feasible.By analyzing the uncertain factors,we can also determine the project’s ability to resist risks and make a further research with the financial and economic analysis, break-even analysis, sensitivity analysis of the project financial risks. Finally, combining the actual situation with the reasons for the financial risks of zhongnanshijixingcheng real estate projects, we put forward the detailed financial risk controlling strategies,which provide a certain reference for the concrete practice.Specifically speaking, this paper uses the relevant theories and the main index and general methods of financial risk analysis to do financial analysis, break-even analysis, sensitivity analysis and comprehensive analysis of project finance risk of zhongnanshijixingcheng.It is concluded that the project is financially feasible and it also has certain profitability and certain ability to resist risks.But as a result of all project construction funds raised by the enterprise itself, thus there is a higher funding risk.At the same time, the decline in sales income and total investment increase will affect the project economic benefits acquired, therefore the enterprise of the project development needs to strengthen the management of funds to guarantee the sufficient money supplied in the process of the project construction. We also need to increase the efficiency of funds and pay attention to optimize the capital structure.Due to factors such as the cost of per unit area and time limited for the project will affect the economic profits, therefore, in order to obtain good economic benefits,we need to improve the selling price per unit area as much as possible and shorten the construction period and sales of fixed number of year, reduce operating costs and the possibility of financial risks.In addition, the development enterprises of zhongnanshijixingcheng real estate project also needs to strengthen cooperation between enterprises, improve the financial management system, standardize the financial behavior and improve the quality of financial personnel to achieve the goal of controlling financial risks of the project.
