With the rapid development of real estate industry and more increasing requirement of living quality, the importance of property management become increasingly prominent, K Property Management Company in Y district plays a major role. K property company as a young enterprise, despite good results in a clean and green, fire control work and daily management, maintenance and other aspects, but still in security and levying of fees and custody of the use of fund management exist some problems, like bad attitude of security and property management fee collection difficult. Therefore, this paper as K property company for example,optimizes their daily work based on IE methods,.Firstly,this paper reviews the relevant theories of the property management, ie,combined with main application of the method of IE in K property company daily work to optimize, through investigating the property daily work of Y village, which including daily work management and special services, daily work management includes security, cleaning, landscaping and fire; some houses and public buildings,electrical and mechanical equipment, public facilities maintenance management;household decoration management; vehicle management and customer records management, etc., It means to provide special services such as milkman delivering newspapers, care for the elderly, patients and other special services to various paid.Secondly, analyzing the survey results of property daily work of Y village, drawing that in terms of safety and security, the attitude of community security is lazy, the owner is not satisfied with the service of the property;in terms of Cleaning and greening, forming a very complete team, responsing for partitioning, examing strictly at the same time for each area; in terms of Daily management and maintenance, formulating the perfect maintenance, maintenance plan and emergency plan, in a timely manner to maintenance, inspection facilities, on a regular basis to do daily check registration and small maintenance records, found that the problem timely maintenance, timely treatment, do a good job in the elevator, fire fighting equipment maintenance work; Collect all kinds of cost, keeping the use ofmanagement funds, property management companies are widespread, the difficulty of charge; Among other things, keep good relationship with community residents.Furthermore, after the scene investigation y community property daily work. It is found that the main problems in the in the process of property management there are still 5S do not good, emergency response mechanism is not perfect, staff training is not enough, weak management staff awareness of service and residential property owners, property management awareness is weak, the property fee collection difficulties. The reason is mainly due to 5S do not good, emergency response mechanism is not perfect, staff training is not enough, weak management staff awareness of service and residential property owners, property management awareness is weak, property fee collection difficulties. Therefore, the optimization of5 S management, emergency response mechanism, security personnel training and management personnel service consciousness level further optimization y plot property daily work, and for observation of the effect of the implementation of the optimization schemes, it is concluded that the site environment has greatly improved,improve the enthusiasm of staff and residents of community appraisal satisfaction,improves the service quality of Y plot property daily work, establish a brand image,enhance service awareness, reputation and owner loyalty, thereby reducing the rate of customer complaints, improve the effectiveness of the owners satisfaction. From the information feedback and control mechanism and system security to implement the the optimization program of the property daily work of Y village.Information feedback and control mechanisms establishes information feedback channels and mechanisms which suiting for the long-term development of the enterprise to ensure the implementation of 5S on-site management and service,; system security includes ensure system of training and evaluation system.
