The development of property management officially started in China in 1981.Its landmark event was the establishment of Shenzhen's first property management company,which kicked off the development of property management.In recent years,with the continuous development of China's market economy,certain achievements have been made in all areas of society.With the continuous prosperity of the real estate market and the promulgation of a series of laws and regulations such as the Property Law,property management has also made certain progress and development.Since the reform and opening up,especially since the expansion and deepening of the reform in recent years,the people's living standards have continued to improve,the living environment has gradually improved,and the people's beautiful requirements for a good living environment and property management level have continued to increase.This requires good property management.Only then can we provide residents with more professional property services.The research object of this article focuses on all qualified property management companies in Nanchang,Jiangxi Province,and uses in-depth analysis and research methods such as literature research and qualitative research.In terms of the current state of property management in Nanchang,along with the rapid development of the real estate industry in recent years,it has brought a certain opportunity to the development of property companies in Nanchang,not only introducing strong domestic property companies,but also promoting the local The development of real estate companies,both in terms of the concept of property management,and the mode and method of property management,has made considerable progress.This research focuses on the problems existing in the development of property companies in Nanchang,and conducts research and analysis in combination with specific cases.It is found that there are still difficulties in implementing laws and regulations in property management in Nanchang;the absence of market supervision mechanisms;weak awareness of property services;owners The functions of the committee have been lost;the property management model has not yet formed;the existing property management model does not match the development of the community property management,and other issues affecting the development of the property company,and these problems have also caused some difficulties to the owners.After in-depth research and investigation on the above issues,this article believes that it is necessary to take measures to implement laws and regulations and actively cooperate with market supervision;strengthen the awareness of property management and implement the functions of the industry commission;clarify the property management model and make relevant duties transparent.And put forward the integration of community property management into the community management working mechanism;establish a people's mediation system for property service disputes;formulate normative documents;actively urge the street offices(township people's governments)and the community to promote the establishment of owners'meetings;establish a mediation mechanism for property service conflicts;Actively play the role of industry associations;to promote the professional construction of property practitioners in Nanchang City property development proposals.
