Land market is an important means of land resource allocation. It plays a significant role in promoting the economic development and land intensive utilization level and an increasingly important role in the whole market system. Land market is an objective description for a state of the land use right configuration for a certain period and a main indicator of land market transaction. Therefore, it is especially important to measure land marketization degree and analyze the spatial and temporal differences in the process of the land marketization. Moreover, it could provide references for advancing development of national and regional land market, improving the utilization efficiency of land resources, optimizing a llocation of land resources and improving the level of intensive utilization of land.This thesis, via using the land market transaction data of three provinces in the Northeast China, will measure the land marketization level of the 36 cities since the ad option of the Northeast Revitalization policy and also analyze the spatial and temporal differences in the process of the land marketization, based on the statistical model improved and K- Means average clustering method. It will, based on the analysis of multivariate linear regression analysis of land market driving force, put forward some policy suggestions to improve the level of land marketization in Northeast China, and to provide preferences for further developing and perfecting the land market and the reference in the new round of Northeast Revitalization. The main content of the research and conclusions are as follows:(1) The measure research of land marketization in the Northeast China. This thesis will detect land marketization level of the Northeast China on the basis of the land market transaction data in nearly a decade of the implementation of the strategy of rejuvenating old industrial base of the Northeast China, through using the improved land market model.(2) The analysis of development process and change law of the land market in the Northeast China. From the time dimension, this thesis will use the time series analysis method to explore the level of land marketization development change law, based on the analysis of regional, provincial and city level land marketization in Northeast China respectively. Result shows that the land marketization degree has continued to deepen and the marketization level has presented an increasing tendency on the whole for a decade since the implementation of the strategy of rejuvenating Northeast China. The land marketization process in the three provinces of the Northeast China has passed through three stages: first, the land marketization start stage from 2004 to 2006, second, land market fast growth stage from 2006 to 2008; third, land market volatility change stage from 2008 to 2013. The land marketization level in over 90% of cities in the Northeast China showed an increasing trend with 61% on average. More than half of the cities has risen more than 100%, mainly spotted in Jilin and Liaoning provinces. At the same time, the measured results show that the regional difference has been shrinking and leveled off in the period 2010-2013.(3) The analysis of the geographical characteristics and effect of clus ter of land market in the Northeast China. By using K-means clustering method, this thesis will make a differential analysis on the spatial layout of land market in Northeast China. It will also analyze the cluster effect of the land marketization level in Northeast China from the connection between the adjacent areas and through using the panel data and the spatial autocorrelation model. Result shows that the trend of land marketization of the three provinces gradually descends from the south to the north: Liaoning province, Jilin province and Heilongjiang province. Land marketization in spatial layout also went through three stages: first, from 2004 to 2006, types of whole top-heavy, uneven distribution of category development; second, from 2007 to 2008, w ith the development of land market, land resources gradually tend to be more efficient configuration, before the land at this time, the revitalization of marketization has greatly improved, and the types of distribution more evenly; third, from 2009 to 201 3, the land market gradually mature, the Northeast land marketization level gradually increased. Cities at a high level presents an increasing trend, and gradually come close to balance in the three provinces.(4) The analysis of the driving force factors and mechanism of land marketization degree. This thesis will discuss the main factors that influence the land marketization level in the Northeast China by selecting eight indicators from five aspects-- economic development, resources endowment, factors of opening to the outside, land market policy and industrialization and urbanization. It will also screen and identify those impact factors by using correlation analysis. It is concluded that the main driving factors include per capita disposable income of urban residents--X1, the ratio of the financial revenue and expenditure-- X2, the proposition of the added value of real estate industry of GDP--X3, per capita land area-- X4, foreign direct investment-- X5, land policy-- X6, the urbanization level-- X8. There is a positive correlation between the marketization level and the per capita disposable income of urban residents, the proposition of the output value of the second and tertiary industry of GDP, urbanization level and land policy and there is a negative correlation between the marketization level and the financial revenue and expenditure and per capita land area.(5) The corresponding countermeasures based on the characteristics and influence factors of the time and space differences of the land marketization. This thesis will, based on the regular characteristics of temporal change and spatial layout and the analysis of the driving force of the land marketization, offer six suggestions to improve the level of land marketization in Northeast China and promote the intensive utilization of land: raise the residents’ consumption level, accelerate the development of non-agricultural industries, deepen reforms of land, optimize the distribution mechanism of the land market, change the mode of land tra nsfer and pay attention to narrow the regional difference in order to provide policy reference for the new round of land marketizaiton development under the policy of rejuvenating the Northeast China.
