| The real estate industry plays a supporting and guiding role in China’s economy, its healthy and rapid development is crucial to China’s economic development. In recent years, with the steady recovery of the social economy and the introduction of relevant policies, the real estate market gradually picked up. And it helped to boost and release consumer demand, which called for real estate enterprises to meet. Because of the real estate project has a long period of payment and the characteristics of large amount of funds to advance, whether the enterprises have a smooth financing becomes the key point. This paper is based on the review of a large number of theoretical literature, elaborated real estate enterprise trust financing and their development in China, pointed out the problems existing in the financing of real estate enterprises at present, which formed the basic framework. This paper introduced the real estate enterprise and the specific project of this case in detail, discussed the trust financing model by using SWOT analysis method. Finally, this paper gived the conclusion and suggestions from the perspective of real estate development enterprises, trust companies and the government respectively, and made innovative ideas about REITs in China’s practice. |
