As an asset and commodity, real estate is the object of investment and transaction, and it is not only a kind of important resource, but also a necessity of people’s life and the essential factor of production. With the accelerating pace of urbanization in China, and the continuous development of real estate, the prices of real estate have become a hot issue. Because the real estate prices need to be calculated by appraisal personnel, so real estate appraisal has become more and more familiar to people.Real estate appraisal is professional appraiser depend on the relevant data to estimate the price of the appraisal object, get the corresponding estimate price, this would require the appraiser have rich experience and knowledge. There are three main methods of real estate appraisal: market approach, cost approach, income approach, and the market approach is used most widely. So, in this paper, the research object is the market approach. As a real estate appraisal method, the market approach is both a science and an art. It is a science, because it requires a scientific theoretical basis; it is an art, because it requires appraisal personnels to grasp with their own knowledge and experience in the valuation process. In order to make the market approach more perfectly, according to the difficulty of the market method, this paper puts forward a series of improvement methods, hoping to make the combination of scientific and artistic more closely, and in the use of the market method, can give a new thought to the appraisal personnels. In this paper, I use the analytic hierarchy process, fuzzy comprehensive decision, set pair analysis and method of rapid diminishing weighting to improve the accuracy of evaluation result.Thus, through the improvements on the traditional market comparison method, can improve the accuracy and scientific of evaluation results. The main contents of this paper are as follows:Firstly, the domestic and foreign real estate appraisal is summarized, and then the research content and the research significance of this paper are expounded. Secondly, introduce the concept of real estate, then intorduce the market approach, and then puts forward the improvement suggestions. Thirdly, the improved market method is applied to an example, demonstrating the feasibility of the improved market method; fourthly, the main work and conclusions of the paper are summarized, and the future research directions are discussed.
