Regional differences are the product of a comprehensive regional economic and social development. There are many practical problems In China’s regional development and spatial development of land and resources, such as space development disorder, low development efficiency, environmental degradation, and other regional development gap significantly. Main functional area planning is under the combined effects of the economic, social, ecological resources and environment, based on resources and environment carrying capacity, different regions of the existing development intensity and development potential, which is divided into different types of body function area. It has inherent Connection to "Differentiation of Land Use" toward policy targets. Major Functional Areas Development priority is to improve land space development pattern,land is one of the basic elements and most important carrier, so differentiated land use policy is the key focus, which has great practical significance for promoting the application of coordinated regional development. This article aims to study differential land use policies based on the main functional area planning framework, which in Guangxi Beibu Gulf Economic Zone. The main contents and conclusions are as follows:Through the evolution of differentiated land use policy in the main functional areas for nearly a decade, summarized its development characteristics and laws, revealed the essence of it:differentiated land use policy is working by three dimensions of regional、adjustment and industrial differentiation, through policies generating, conducting, supporting collaboration, after-policy four areas, which playing a "land control, land navigator, land conduction, a land adapter, China Unicom land" on the five action mechanism. It need a comprehensive framework to guarantee implementation:"a set of policies supporting, two base support, three lines-one underpinning,four-step assessment together, five-in-one building".Finally, according to the above findings, assess main functional areas composite score of key restricted and prohibited development typical zone in Guangxi Beibu Gulf Economic Zone respectively, which combined with the guidance of regional economic theory and the main function zone. Put forward targeted differentiated land use policy and offer theoretical guidance policy recommendations to Guangxi main functional areas.
