The real estate project investment generally exists the characteristics of high risk and high return. Pension real estate is also facing the same problems, the real estate industry in our country after about forty years of development, gradually grow into a major pillar industry, along with the changes in population structure, population aging is more and more serious, pension real estate has been rapidly developed in the same time.However, the current domestic pension real estate development is not perfect, which still exists many shortcomings. In the course of its development are also constantly encounter all sorts of difficulties, having brought great challenges to the industry investors. However, many enterprises and investors invest the pension real estate project in knowing little about the circumstances of the types of items, s, finally caused a great loss to the enterprise or its own.It is the objective requirement of building a harmonious society to accelerate the development of marketization of pension industry. This is bound to cause the transformation of human pension pattern and the menthods when economic and social develop to a certain degree. Long-term since, our country old population relies mainly on the traditional family pension and small-scale nursing home in retirement pension model implementation.In the case of relatively backward in economic and social development, social not ageing population and the family planning, this model can basically meet the elderly pension problem.But as the economic and social development and people’s living standards improve,people change the way of life, the elderly life care, rehabilitation nursing, mental comfort services demand is growing, thus put forward the new demand for more.When we face the reality of an aging society, speeding up the development of pension services, has become a major task faced by human society and the historical opportunity.This paper combine with the author’s practical work experience, select the current relatively hot pension real estate as the research object, preliminary evaluat and select the development plan of the project with the actual case, at the same time, according to the project construction project investment estimation and the calculation of net income and other indicators, the financial feasibility of the project is studied.To comparatively thorough analysis of the current pension opportunities and challenges facing the real estate industry.In the entire process of analysis, the author aimed at the current real estate industry pension market opportunities and threats faced by the detailed analysis, combining the actual case, the pension real estate under the class have done thorough investigation and study, trying to expound a pension real estate construction process and operation mode, hoping for providing a more scientific basis for the same type of real estate enterprise investment and decision-making...
