At present, the real estate enterprise is facing an increasingly complex internal and external environment changes: national measures to gradually improve the housing prices, the market environment increasingly specification, financing environment worsens, pouring into the new competitors. Real estate enterprises want to obtain competitive advantage in this situation, we must constantly improve their own value. However, real estate belongs to the capital-intensive enterprises, especially state-owned real estate enterprise, there are only focus on profit growth, excessive preference scale development, equity financing and other issues.Real estate enterprises to persistent development, it must pay attention to the value enhancement, application of EVA index system is obviously more accord with the requirement. EVA index system from the traditional performance indicators ignore equity capital cost, cannot really reflect the enterprise business performance and value creation ability, considering the enterprise all the cost of capital, can truly reflect the creating value for shareholders, to help users to judge the value of the enterprise status and gap. In the aspect of enterprise value promotion, the application of the management thoughts is helpful to catch up with the industry benchmark companies, improve the level of value and industry competitiveness. Therefore, this article determines the suitable for our country real estate enterprise EVA index system, using the method of standard management, studies our country state-owned real estate enterprise EVA way to ascension.This article first from the management concept, function and its application in the real estate industry and other aspects, this paper on the management theory, introduce the basic theory and calculation method of EVA at the same time; Secondly, based on the real estate enterprise special accounting characteristic, which is suitable for real estate enterprises determine the EVA index system; And then the index system applied in the case of poly real estate enterprise, and the influence factors of the EVA index decomposition, adopts the method of internal to standard and industry standard, the gap between enterprise and enterprise benchmarking analysis case, from asset turnover rate, return on sales, cost of capital, etc, put forward the strategies of the poly real estate promote EVA way; Finally, theresearch conclusion of this paper put forward the state-owned real estate enterprises more valuable Suggestions, objective and effective conduct daily business for real estate company and provides the basis for the decision.
