Gathering together as population and resources, and the continuous development of urbanization in China, which will promote the real estate industry playing an important role in the national economy. Real estate enterprises have many features: long development cycle, large capital investment, high difficulty, social responsibility, high environmental impact degree and so on. So how to hold business direction, improve quality, motivate employees, achieve organizational goals, which is a very challenging management work.In this process, the middle management affects the decisions of top managers and behaviors of Front-Line Managers. Therefore, building a set of scientific, reasonable and effective performance appraisal index system is very necessary for them.In the process of research,this article mainly from the following several aspects:First, based on the research background and meaning, this study analyzes the performance appraisal object, method, system at home and abroad, introduces the related concepts and theoretical basis, which laid the theoretical basis of this study.Second, this study reveals the present situation and the existing problems of the real estate enterprise middle managers performance evaluation index system. Based on the literature reference, as well as the existing scale, the study determines performance evaluation index.Third, by choosing typical investigation objects, performing questionnaire, using each variable’s path coefficient in SEM, applying a simple unitary method, the study determines the weight of each index, and according to the characteristics of the object, the study chooses suitable appraisal subject and appraisal period, in order to provide rationalization for real estate enterprise middle managers performance evaluation guidance.Finally, according to the performance appraisal index system, the study proposes safeguard measures of the real estate enterprise middle managers in the appraisal system,inspection personnel and enterprise culture.
