Research On The Development And Operation Strategy Of "Harmony Square" City Complex Project

The emergence of urban complex project comes with the continuous expansion of the scale of cities and the level of constant improvement of urban culture. It plans and designs living space of different properties and functions with social construction and scientific and reasonable planning and design, and adopts unique mode of development and management, making the original construction space to extend its function and meet the social sustainable development of low energy consumption and efficiency requirements. Its special function make it own potential of social value and economic value. It overcomes the limitations of the single projects such as the business district, entertainment district, and residential areas, and combines each function of the city, so that it can better play the function formats in the urbanization process.It is precisely because of the relationship between the various features of the complex project format that greatly enhanced the complexity of its development and construction. Therefore, we must do a good job in project positioning, format layout, planning and design for the development of large-scale complex project, expansion of financing channels and other aspects of the preparation. In the construction, development, operation and management process, we must unify development of enterprises, investors, operators and consumers elements organic together. As the highest model of commercial real estate development, complex projects has a certain requirement on the comprehensive strength of the project, development business, capital turnover capacity and broad financing channels. Therefore, previous study on the strategy of the operation and development of the project is helpful to avoid the development of enterprises blind copy of the successful cases in foreign countries and to make wrong decision on the characteristics of regional development,In addition, it can help to reduce the waste of urban land resources and capital, to eliminate the adverse effects of urban development. So it is particularly important for the development and building of a successful urban complex project to consider the question of development and operation.In this paper, the research status quo of the urban complex projects were reviewed, also took harmony square of the city complex project as an example, summarized the development of the project location, project positioning, business strategy and project evaluation, using correlation analysis method, obtains from the two aspects of the development strategy and operating strategy to analyze and study. Meanwhile, it points out the deficiency existing in project development and operation, and puts forward several suggestions on the project for sustainable development in the future.
