In recent years,because of the country's strict control policy in real estate industry,the contradiction between land supplying and demanding is very outstanding.The land prices of large and medium-sized cities are soaring.What is more billions of capital are required for a land,so it poses a great pressure to the developers who all on its own capital accumulation for the real estate project.However,in the process of the county's rapid economic development,urban problem is increasingly highlights,such as:old decline,traffic congestion,housing prices high,environmental degradation,etc.These problems have become the main factors which restricts the healthy development of the county.In addition,although the county economy got a certain development in our country,the third industry of the county is not yet mature;the speed of development is slow.Together with the old city commercial model,the return on investment is low and the city overall image is poor,so the county-level cities need complex planning and construction,to promote the local city image and the level of economic development.Therefore,urban complex transfer from the second-tier cities into three or four line of small and medium-sized towns which have become the trend of the development of the real estate industry in the future.Based on the fact that the real estate industry in our country transfer into little county,using the research of integrating theory with practice method,put forward the problem in practice and to solve practical problem in the theoretical research.The research object and the breakthrough point are the real estate urban context of the county of Maguan,and then through the in-depth system research of the urban economics;the county economy;urban context and learn the relevant theoretical knowledge.What is more,it in-depth analysis the objective of Maguan county urban complex real estate development and the present situation;the investment environment and the condition of developers.As a result it has proven the Maguan county internal strengths and weaknesses,external opportunities and threats as well as the macro environment of urban complex development of real estate in our country.Based on the fact,it establishes the development and implementation strategy of the Maguan county real estate urban complex project.Through research,the author concludes that by analysis the urban complex of Maguan county real estate development present situation,found that Maguan County in real estate in urban complex project development has certain resources superiority and some problems and risks.This requires developers to grasp the law of industrial development and use the scientific methods to analysis the situation and give play to the resource advantage of Maguan County effectively,to solve the problem and overcome the risk.Then through the in-depth market research,a detailed project analysis,accurate positioning and scientific project planning,clear the Maguan County real estate urban complex project development pattern and development goals.In addition,use the project construction and project operation strategy to ensure the smooth operation of the real estate urban complex project implementation.
