The Research On The Critical Success Factors And Management Strategy Of Construction Machinery Operating Lease

With the continued advance of industrialization and urbanization, the construction industry has achieved rapid development. In the meanwhile, demand for construction machinery also has surged. For its own unique advantages, construction machinery operating lease has increasingly become the ideal way to get construction machinery. However, the current status of construction machinery operating lease significantly lags behind the development of the construction industry. It is unable to provide adequate services for the construction industry. In this study, we researched the critical success factors before and after construction machinery operating lease contract. Then based on the critical success factors, we put forward countermeasures for construction machinery operating lease. In order to provide decision support and operation guidance for the healthy development of construction machinery operating lease.First, this research has been reclassified for lease, and clearly defined the concept and characteristics of operating lease. Then put forward the concept of construction machinery operating lease and the characteristics of its rental items. On this basis, we divided construction machinery operating lease into two phases. Using Delphi method and interpretative structural model, we explored the related success factors of different stages and different perspectives. Clarified the relationship of the relevant factors and defined their impact. Then we found the critical success factors for construction machinery operating lease.The study found that in order to promote the healthy development of the construction machinery operating lease, government needs to take active measures at policies, laws and regulations, the credit system construction, industry associations’ development, construction machinery industry chain’s improvement, construction machinery operating lease market’s development. In addition, the two sides should sign the perfect lease contract, develop a reasonable rent, establish strict disciplinary system, and communicate actively in the process of operating lease. Lessor as the major influence of the success operation, should improve service and financial capacity, reasonably disperse risks, conduct hierarchical management.
