Research On The Pricing Of Integrated Precast Housing Construction Project

Monolithic precast building method can meet the demand of sustainable development, is the basic way for transformation of the mode of construction industry development, is worth promoting. The government investment project, such as af fordable housing, public buildings, municipal infrastructure projects, is the first choice for monolithic precast building method. But at the moment, the lack of pricing basis of monolithic precast building makes its difficult to complet the investment plan, bidding and project audit. It’s imperative to formulate the monolithic precast housing project pricing basis. Pricing basis involves many aspects. The analysis of price structure, cost items and valuation mode is an important part of pricing basis, is full build for valuation system, is also the premise of the determination of consumption.The housing project is object of study, because it’s widely built and suit to use monolithic precast building method. Using methods of theoretical analysis, investigation, interviews, comparative analysis and so on, the valuation system which is suit to monolithic precast housing project is built.First of all, this paper analyses the price structure of traditional house building. At the same time, based on the construction process analysis of the monolithic precast building method this paper divide the monolithic precas housing project into two stages, which are the stage of precast component production and assembly construction.Secondly, this paper respectively study the price structure, cost items, valuation procedures etc. of the two stages through the comparative analysis of the cost management system and the accounting systems of construction enterprises and industrial enterprises.Finally, this paper form a complete and independent valuation system which is suit for the monolithic precast housing project, by combining with analysis of other cost items, the valuation contents and the whole valuation procedure. The voluation system is useful to establish the consumption norm, the expense standard and the bill of quantities.
