China from 1999 began to enter the aging society and showed a large elderly population, fast growth, old before getting rich and other characteristics of sustained growth. At the same time, the family structure is becoming smaller and smaller, the core of the huge pension needs and family pressure makes our traditional family endowment function is weakening. To ease the pressure on the pension, the state has issued a series of policies to encourage and guide the social forces involved in the pension industry, and promote social pension.Pension real estate is a new industry produced under the background, is the combination of pension and real estate. Suburban pension real estate relying on a good environment and convenient traffic developed rapidly. Because of China's endowment special and lack of experience, suburban endowment real estate exposed a series of problems, including: functional layout is too concentrated, facilities quantity difference larger level is low, the occupancy rate is not high, check-in time is short, facility operation and poor. On the one hand, this paper selects the representative suburban pension real estate projects to carry out an example study, and summarizes the common problems of pension real estate in our country. On the other hand, through a questionnaire survey to determine the core of the suburban pension real estate group for the elderly to take care of themselves, and to further study the specific needs of this type of elderly. The supply of suburban endowment real estate case and core consumer demand combined, summing up the crux of the suburbs pension real estate development issues, including: 1) the separation of the elderly and the family, psychological needs unmet, 2) the contradiction of enterprises needs and pension real estate investment operation, 3) the theme of a single orientate, not accurately grasp the core customer base, 4) single configuration, layout is not reasonable, 5) supporting service facilities' s allocation of rough, poor operation, 6) the development of sequential insufficient consideration, planning and implementation of dislocation.Aiming at the crux of the suburbs pension real estate's problem, this paper puts forward the compound planning strategy of the suburban real estate, based on the resource advantages of the urban suburban area, and described in detail from the diversity of orientating, the principle of diversity to the functional configuration, the principle of compatibility to the functional layout, flexible development for the X guidance of the facilities configuration and the corresponding implementation strategy.the author combines special resource advantage of the urban and suburban areas, suburban endowment Real Estate complex optimization strategy is put forward, the main compound of positioning, function configuration, functional layout, facilities of complex planning and development timing and mode of operation of the implementation are described in detail. Finally, shengdeng mountain tourist resort planning of Chongqing City, the integrated optimization strategy is applied to the actual project.
