| After nearly 20 years of gold development,China’s real estate industry has gradually reached the inflection point in recent years.Major real estate companies have gradually realized the transformation from extensive development pattern to refined management pattern.Both the enterprises and consumers have a higher pursuit of product quality.Under this background,quality plays an important role on the development of the enterprises and the whole industry.Taking BL real estate’s YX project as an example,aimed to improve overall project quality,this article analyzes current situation of quality management and tries to find solutions for solving quality problem with management methods.According to this case study,various factors affecting the project quality,project quality management organization and technical measures will be analyzed.The opposites and unity of project quality management and project process control will also be found to help real estate companies improve project development speed under the condition of quality assurance.This paper firstly introduces the related research background,research objective and present quality research situation inside and outside our country.The research methods used in this article are case analysis,qualitative analysis,quantitative analysis,experience summarization,documentary study,field survey and etc.In the body of this article,taking BL real estate’s YX project as an example,an overview introduction of this enterprise and its project,current situation of project quality management and the existing quality problems are given.Six kind of quality management problems can be found: difficulty in balancing project process and project quality,frequent change of decisions and designs,quality defects caused by design defects,low efficiency of owners’ quality management,supervision department’s lack of quality control and construction party’s lack of quality control.Through the application of cybernetics,60 management theory,PDCA cycle theory,total quality management(TQM)theory and etc,the reasons for the above quality problems can be summarized five aspects: project pre-planning and positioning,design planning and management system,construction party management system,supervision management level and quality management system.Corresponding suggestions such as strengthening project’s pre-planning work,perfecting the design management standard,implementing the project system management,improving the project quality management system,optimizing the bidding management system and etc.are put forward.Therefore,quality management responsibility system is established.Strengthening the quality management training and promoting safety regulation are measures to ensure the smooth implementation of project quality control management.Through the analysis and research,this paper puts forward the solutions to solve BL real estate’s YX project’s quality problem.It has some reference for those real estate companies facing the common project quality management problem. |
