Research On The Design Practice Of Reconstructing Existing Buildings To Composite Supporting Old Age Caring Facilities In Beijing

This paper analyzes the development and status quo of our country's advanced stage of aging and design and construction of caring facilities for seniors.It emphatically analyzes the characteristics of aging in urban center and features of the development and construction of caring facilities for seniors with the focus on city,concluding the conflicts of old age caring in urban center:(1)The conflict between the huge old age caring demand in urban center and the insufficient number of caring facilities and the insufficient quality of the construction of these facilities.(2)The conflict between the professional old age caring demand for semi self-care seniors and those who cannot take care of themselves and the slow and relatively low level of development of professional supporting old age caring facilities.(3)The urgent and huge demand of additional old age caring facilities in urban center and land tension in urban center and the difficulty of building new old age caring facilities as a result of the fix existing building environment.Drawing upon the foreign experience of the development and construction of old age caring facilities,especially experience from Japan,this paper puts forward the development direction and new types of the composite supporting facilities for the old in urban center.To begin with,the choice and positon of urban center must be made clear.Since the natural increase of citizens' age in urban center and the majority of young people choose to move from the dilapidated urban center,the urban center is densely populated with senior citizens.In addition,while China's cites have been developing rapidly,old age caring facilities do not develop accordingly with insufficient quantity.Therefore,focus should be placed on urban center and establish old age caring facilities in urban center in large quantity.Secondly,the position of composite old age caring pattern should be made clear.Currently,China runs a multi-tiered old age caring system with home nursing as its basis,community as its support and institution as its supplement.These three types of old age caring patterns,however,are relatively isolated.This paper proposes a composite old age caring facility pattern combining these three types of old age caring.This paper suggests a sustainable composite old age caring facility development and construction pattern with professional supporting facility as its basis and combining old age care medical service and community old age care service as well as door-to door old age care service.Thirdly,the position of the pattern of supporting old age caring facility must be made clear.Seniors with dementia and the disabled and semi-disabled seniors cannot take care of themselves due to their physical and mental constraints and must rely on help,making them the group in need of care and help.However,China's current design and development of supporting old age caring facilities are at a relatively low level.This paper proposes the development direction of high level supporting old age caring facility to solve the caring issue of those seniors with dementia and disabled and semi-disabled seniors.At the same time,it also combines the design practice and points out the design principals and keys of planning of the composite supporting oldage caring facility.On the basis of the development concept and design methodology of the composite supporting old age caring facility in urban center,this paper analyzes the utilization and development of existing buildings and comes up with the built-in industrialized restructuring and construction methods with SI building system as theoretical basis to reconstruct the existing buildings so as to update their functions to serve as old age caring facilities,solving the conflicts between the demand for old age caring facilities in urban center and the difficulty of establishing old age caring facilities.Firstly,this paper suggests feasible solutions to development and construction.Existing buildings must be fully utilized to reconstruct and change their purposes,making it possible to supplement old age caring facilities under the circumstances of land tension in urban center and mature existing building environment.Secondly,this paper comes up with specific construction methods.Based on the SI building system,this paper constructs a new built-in industrialized reconstruction solution,transforms the traditional reconstruction method,improves the durability of the buildings and achieves long construction longevity with flexibility in space and function to realize the sustainable development of the buildings,avoiding the adverse effects on the existing building environment and human environment and reconstructing the existing buildings in a rapid,efficient and environment-friendly manner.
