Post-project review is a process which not only comparatively analyzes the actual result of completed project corresponding to the feasibility study report and approval document but also finds out the difference between them and the reason behind it.Then summarizes the experience as well as lesson and provides relevant suggestions to improve the level of decision-making and profit of investment.It can also help to strengthen the evaluation system of enterprise and be helpful to the healthy development of enterprise in future.This article firstly frame the theories related of construction project evaluation,including the Building Lifecycle Management(BLM).During the Building Lifecycle Management,introduced the Building Information Modeling(BIM),target assessment method and the project life cycle BIM implementation,provides a solution for the construction of Party driving mode of BIM project management,and according to the goal of evaluation results further improve the level of project management.Then in the yard construction project of D logistics enterprise as an example,analysis and evaluation of the project construction process is found,the project has the following problems: first,in the process of construction project bidding tender BOQ bidding agent in the process of leakage leakage etc.,and the project management team to there is a lack of business management,submit the bidding agency work is not effective audit,the actual price 18 million project costs,material prices and secondary investment is estimated to be set aside for expenses incurred in excess of 4 million 380 thousand,so that the project settlement work into a passive.Second,the project management team for technical strength of economic management of internal engineering supervision units of investment is weak,inadequate control,initiative and enthusiasm to fully mobilize their service,also lack the ability of the audit supervision opinions.Third,the project management team for the general contractor of construction materials procurement regulatory loopholes exist on the construction side without changing the material matters of the brand,not the first time to find materials,materials,components of the contractor is also not part of the contract price of the timely approval of provisional confirmation.Fourth,the project management team due to lack of appropriate engineering personnel,the book not completion settlement to the General Contractor submitted a preliminary audit,there is a clear list of projects submitted by the construction project 1 million 881 thousand and 200 yuan.Finally,the D logistics enterprise yard construction project,the benefit evaluation.The internal rate of return,static investment payback period,dynamic investment recovery period and other indicators of D logistics yard construction projects are lower than expected.At the same time,due to the total package unit site management is not in place,on-site management experience is not rich and other reasons,the existence of downtime to be expected,the quality of the rectification and so on,resulting in an extension of 106.71%.Analysis of the causes of the above problems: first,the D yard construction project logistics enterprise goal setting,because the project management is weak,leads to the formulation of objectives is not clear,is not comprehensive,and failed to correct such problems,resulting in a greater impact on the project life cycle.Secondly,D logistics enterprises in the engineering construction investment management is lack of power,lack of investment management professional and technical personnel,the lack of necessary supervision of the project process management.Again,analysis of the benefits of this project,because the project goal setting unreasonable factors,causing the project actual operating conditions is lower than expected,and the general contractor site management is not in place,the site management experience is not rich in their own reasons,presence of downtime,quality rectification,construction delay.In order to B company in the future similar project construction,this paper has the following suggestions: first,the implementation of target evaluation through the whole life cycle project evaluation,strengthen the objectives of the project to promote the project objectives to further rationalize and improve,strengthen project construction risk control.Secondly,the project process management should attach great importance to the construction of the project management team,enrich the technical staff strength,strengthen the project construction process control.Finally,in order to solve the unreasonable extension of the project period,it is necessary to further improve the tender list,strengthen the construction site management,and improve the efficiency evaluation measures to better carry out a comprehensive evaluation of the project.
