Research On Project Post Management Of Jiancheng Xifu Construction Project In Yantai

Accelerating development of economy in China comes with higher demands raised for town and city urbanization construction. Construction projects enter a massive development phase, where requests heavy investment, long construction cycle, along with certain complexity and strict regulatory requirements. Under the current situation of rapid urbanization, construction project planning and project management, as the essential aspects of modern urban development, take an important role in a city’s comprehensive development and economy vitality enhancement. Construction project layout planning can efficiently improve city image, while project management is the guarantee of project quality. Rational construction planning and strengthen systematic control of construction projects have positive effects in enhance management level of urban construction and construction projects. Even though real estate product market developing rapidly in China, the development of construction project management system has not reach this speed and level. Within the management system, cost control closely related with the quality of the project. Therefore, how to optimize predicted cost or finish with minimum cost under quality guarantee is the essential issue during construction process. Local economy and citizens life quality can only be improved when advanced cost control and quality assurance take place at the same time.This article would analyze the cost control of Yantai Jiancheng Xifu construction project under the perspective of construction management during urbanization process. Introduction explored the background and current situation of the research, clarified the structure and method of this article, and highlighted the innovation points. Chapter I defined the meaning, principle and content of project cost control, explained the main strategy of cost control. Chapter II elaborated the background, condition and construction scheme of Yantai Jiancheng Xifu project, analyzed local profile and marketing situation, expounded construction environment and the necessary of cost control. Chapter Ⅲ analyzed and discussed the cost budgeting at preliminary stage design stage and construction stage. Chapter IV focused on cost control, analyzed the contract management during preliminary phase, design phase and bidding phase, and the cost control during construction phase and project settlement phase. Chapter V explained cost control strategy used in this project through design phase, construction phase and organizational structure optimization. This article used earned value management and dynamic cost management to control cost, then proved manage methodology of this project through the analysis each management method used during the whole process.For construction project, project complete and accepted successfully require the management and coordination in quality assurance, safety guarantee, schedule adherence, cost control and etc. Cost control has tied relationship with quality assurance. Advanced cost control, guarantee project quality under national standards and industrial standards are essential parts of project management.
