Economic Analysis Of Green Building Of Anjian International Building

Since the reform and opening-up,rapid urbanization has resulted in rapid resource consumption and increasingly environmental pressure.Building energy consumption not only increases with the increasing number of buildings,but also increases with people's demands for higher and higher living standards.According to the current energy consumption of China,it takes up a relatively large proportion of total energy consumption in the society.The energy consumption of these buildings not only from our lives but also from the building air conditioning and heating.The residential construction will keep developing with the aim to make the existing level of living similar to that of a moderately developed country.Nowadays green construction will be a good choice to help relive the pressure of energy shortage as well as reduce resource cosumption and improve the energy efficiency.Now a handful of enterprises on the market do well in the integrated technology with green building and put it into good practice.At present,there is no uniform standard for the concept of green building in the world.For the study of green building unit basically begins with research institutions,institutions of higher learning or other units,however,only less units conduct the experiments,which are not comprehensive limited by conditions.This paper firstly reviewed the architecture of the evaluation method and evaluation technology home and abroad,then it is easy to find deficiencies existed in the evaluation index system of green building,the approach of cost benefit analysis used to analyse the economical evaluation index and then put into the evaluation index system of green building is not only to improve the evaluation index system,but also have more reference for a reasonable project economic evaluation program and make a further evaluation of green construction.This multiprofile evaluation is endowed with important theoretical and realistic significance.Then the comparative research method,case-analysis method and the standard and substantial research method will be adopted to have a quantitive analysis on its costs and benefits of the whole life cycle taking the advantage of the features of the costs and benefits and the current environment and resource economics theory so that the benefits of green building will appear in monetization.For the "evaluation" technology,low cost high benefit should be chosen as far as possible and take "section,and energy saving,water saving,material saving,indoor environment and operation management," into account combined with pracitce to systematically integrate the technology.Finally,thecase analysis of cost and benefits of the green building will be conducted with the aid of technology economic theories,quantify the costs and benefits of the interior and exterior green building,fully consider the influence factors of green building,and then make a better analysis of the econimical efficiency of the project and verify the economic benefits of green building.It can be concluded that when the operation of the market is unable to solve the unbalanced development of itself,or the market trading behavior fails to achieve under this condition,the government,a representative of the social welfare,should take various measures(or mechanism),like economic means,administrative means,legal means and to make the market balance economic interests of all parties and cost-sharing homogenization and provide effective help for market trading behavior to achieve the economical goal.
