In the increasingly serious environmental problems of the moment, we are facedwith serious challenges of resource depletion, global warming, and ecologicalimbalance. The best way we’ve found so far is changing the inherent development modof economic and social. Green Building born in such a context. In response toenvironmental issues, to establish the resource-saving and environment-friendly society,to practice the scientific concept of development to achieve sustainable development,China has been promoting the development of green building since long.Green building is gaining in popularity, and the researches of it grows. People findit needs to increase investment in the construction of green buildings, so constructioncosts rise, this has become the biggest obstacle to the promotion of green buildings. Butrising costs can also get more features and benefits. So we need to discuss the match ofcost increasing and benefits increasing. The current study focused on the analysis ofgreen building incremental costs constitute, and attempted to identify the largest impactof the cost; Less research paid close attention to incremental benefits of green buildings,tried to comprehensive and accurate discrimination of its features and benefits increase.However, few people are concerned about the relationship between green buildingincremental costs and incremental benefits.This paper attempts to solve this problem. Firstly, the paper defines the conceptand connotation of green building, and divides the building process into five stages asdecision-making design, construction, operation and recycling, from the perspective ofthe whole life cycle. Then analyses the theory of eco-efficiency, uses it into analysis ofincremental costs and incremental benefits. Secondly, paper analyses the scope andelements of incremental costs and incremental benefits, and clears incremental costscomposed from the indirect cost and technology cost, clears incremental benefitscomposed from the economic, environmental and social benefits. Then givesquantitative methods according to engineering practice and theories. On this basis,paper proposes the concept of Eco-Efficiency in incremental costs and benefitsinnovatively, then builds models with Value-impact ratio method and DEA method toevaluate effectiveness of incremental costs and benefits of green buildings. Last part ofthe paper is case study.The analysis, methods, and conclusion of this paper is propitious to cost management and economic evaluation of green buildings, helps to choose and spreadgreen buildings, and helps the development of sustainable society.
