The traditional project management focuses on the project cost control and management to reduce the cost for the ultimate goal;and modern project management work to achieve the two into account,reduce the maximum value in the cost and project management activities will play together.Project management is a systematic and holistic characteristics,management process is not only considering the cost of expenditure will influence other key elements of the project,such as quality problems,the project construction schedule,project construction risk,construction technology,management ability etc..If the control of a number of factors is ineffective,it will increase the project cost expenditure.Based on this,the modern project cost management pays more attention to the maximization of comprehensive benefits.The research and application of project cost management theory in our country is still in the stage of development,many theories are not yet perfect,it is necessary for scholars to continue in-depth analysis in the research perspective and research content.Compared with foreign project cost management theory and practice,our country needs more and learn in the aspects of learning based cost management theory,integration of more in line with the characteristics of China's cost management theory and a more practical method of cost control,and ultimately get the most comprehensive benefits with minimum cost.The system of project cost management theory is an important way to achieve the combination of theory and practice,enhance the flexibility of using the project cost management work;in-depth analysis can further improve the project cost management theory in the actual project,improve scientific and rational decision making.From the practical value analysis,the project cost factors have important influence on the cost recovery and revenue during the project construction and operation period.This paper uses the related theory of project cost management to study the construction project of Weifang Binhai New City real estate project(phase two),and realizes the combination of theory and practice and the application in practical work.According to the project cost overruns and delays in the progress of the problem,this paper gives a detailed analysis,and puts forward the corresponding control measures,the study in the coastal city of Weifang real estate projects(two)research on construction projects can provide a reference for other scholars to conduct relevant research,more important is to improve the cost management attention of relevant scholars and practitioners,and through theoretical research and practical work experience for more effective management theory and management experience.Making and binding.Through cost control,in line with the cost budget table,to ensure that the project in limited resources to achieve cost management objectives.Different from the project cost estimation analysis,the project cost budget needs more detailed and more targeted resource allocation scheme,and can dynamically adjust the planned and actual deviation according to the progress of the project.
