Study On New Community Management Model Based On Virtual Community Theory

With the rapid development of Chinese economy, great changes have taken place in urban residents’ living pattern. Traditional system of units disappeared with the weakness of enterprise, instead fully functional residents community becomes increasingly popular and important part for urban resident. But the overly rapid development of urban community has caused many problems in community management, such as obvious contradiction between property management and residents, weak function of neighborhood committee, hindering the further development of the community. As is known, Shenzhen is an important window of China’s reform and opening up, and the current practice of "neighborhood committee" contributed to a certain development of the community. But there are still many problems to be solved. Solving these problems effectively is of great significance to enhance the level of community management in Shenzhen, at the same time contributing to the improvement of the community management of other city.The author collected relevant literature and some reference on the internet, and analyzed Shenzhen community development process and "neighborhood committee" management mode qualitatively, then the essay summarizes the existing problems and the causes; On this basis, study on the present situation of the community management of Shenzhen by the method of questionnaire investigation from community workstations, neighborhood committees, property management and community residents and so on, and apply hierarchical clustering analysis method to the quantitative analysis the results of the survey, making the community management in Shenzhen more clear. Using qualitative and quantitative analysis, and considering the present problems, finally build a new community management model based on the theory of virtual community, providing a reference to Shenzhen and other cities.The research shows that virtual community theory can be used to construct a new community management model, and it can solve the problems existing in the current Shenzhen community management, besides it can also improve the satisfaction of community residents, which provides a new train of thought for community management.
