The Research Of Housing Endowment In Wuxi

As is known, our country has stepped into an aging population period, which has already been experienced by those developed countries. Thus, there exists a conflict between less developed economy and raising problem of elderly care service. Even with the universal two-child policy, the elderly care problem resulted from aging population still can hardly be solved in a short time. What's more, the normal family structures of"four-two-one" and" four-two-two" type has laid an extreme burden on those mid-aged people who have kids and parents to look after. If we can combine housing with elderly care service to enrich our elderly care system, the elderly care issue may get solved smoothly.Wuxi is located in the corridor of Yangtze River delta .It has pleasant weather and beautiful environment which is quite fit for retirement life. Under the circumstances of both increasing aging population and price of housing,it is necessary to push forward house-for-pension program. However, due to the defection in legal system, insufficient support from the government, limitation of land ownership and immature financial market,house-for-pension program has been slowed down in Wuxi.The article begins with the background and significance introducing to the research on house-for-pension .It draws the outline and classifies the present condition of the research both here and abroad to further explain the meaning, operation methods and characteristics of house-for pension program. In addition, this article leads to a deeper comprehension about house-for-pension concept based on social security theory, family resource allocation theory,intergeneration transmission of wealth theory. Through analysis on these four aspects: city population structure,population distribution?citizen housing condition and the main elderly care types in each political districts, assumptions on house-for-pension development can be made .Afterwards, the article analyzes the potential problems about house-for-pension program in Wuxi according to legal system,financial market, policy support and land ownership system. By learning house-for-pension experience in overseas countries, such as America, Singapore ,France etc, as well as in that in China. Through the analysis of the reasons for its success and failure,in order to gain experience and inspiration; and plus survey and data analysis,we point out the obstacles in house-for-pension promoting ,including housing price fluctuations,trust crisis of agencies,lack of policy and restraining of original concepts. As stated above, concluded that the development of Wuxi to the housing endowment at present only as a useful supplement to the old age security, and there is still a long way to go.According to the conclusion above, we put up some strategies and suggestions for optimizing house-for-pension type.
