At present,with the depth of the integration of Internet and economy in our country,the penetration of "Internet +" in the traditional industry appeared many new forms,for the domestic economic and social production and life style provides an innovative ideas.Real estate crowd-funding is one of achievements in the Internet economy,brought innovation for the domestic real estate industry growth,also promoted the transformation of some real estate companies and real estate intermediary,convenient for many enterprise to provide financing at the same time,also the innovation marketing mode of real estate.However,there are many problems in the development of real estate crowd-funding.The first part of this paper introduces the background and significance of the paper,related literature review,research contents,methods and technical routes.The second part introduces the development status,concept and characteristics of domestic real estate crowd-funding,enlarges the category of real estate crowd-funding,and introduces the American real estate crowd-funding model.The third part analyzes the existing risks in the development of real estate crowd-funding,analyzes the relevant laws and regulations,and analyzes other potential risks,also explores the regulation of real estate crowd-funding from economic theory.The fourth part analyzes the real estate cost of all the sponsors to raise mode for earnings,and investors in the investment and the costs and benefits of buying a house,discuss the strategy choices of both parties under the house price fluctuation,and discusses the platform for the promoter regulation game analysis.In addition,also for real estate and the raise feasibility analysis,combining the real estate the raise relevant cases,the operation mode of the analysis of the case as well as the advantages and disadvantages,aiming at some existing problems,and puts forward some operation mode adjustment.The fifth part introduces the foreign law regulation experience of the crowd-funding model,and guides the legal regulation of domestic real estate crowd-funding and crowd-funding.The last part offers advice to promote healthy and orderly development of real estate crowd-funding.This paper shows that:(1)Innovation of the real estate is the raise on the real estate industry,can reduce development costs,and housing costs,and realize sharing of real estate investment earnings,but has many problems in the process of real estate development and the raise.(2)The establishment of some property crowd-funding projects is not reasonable.In advance,it is stipulated that the housing prices and yields are susceptible to the fluctuation of house prices.(3)As the main regulatory body,the platform has limited functions and needs relevant departments to step in and perfect the legal system.
