A Study On The Relationship Between Attribute Levels Of Talents And Location Attributes Of Housing For Talent Based On Conjoint Analysis

Talents are the first resource of economic and social development.Facing the high prices of real estate in Shenzhen City,it is difficult to attract and keep talents.Housing for talents comes into being.However,the shortage of land resources in Shenzhen City and the extremely uneven location development can not meet all needs of every talent on the talent housing.This paper aims to determine the different preference weight of the individual attributes\ levels of the talents on the location attributes of the talent housing,and then according to the different attributes of talent levels,the government does accurate location of housing construction and distribution.The innovation of this paper is reflected in two aspects.One is that in the research method,this paper introduces conjoint analysis to study the location of talent housing for the first time.The other is that in the research content,this paper separates the talent housing audiences-talents from the composition of the property to analyses for the first time,to analyses the relationship between the attribute levels of talents and the location attributes of talent housingAt first,this paper determines the location of public housing properties,and analyses the development and application of the conjoint analysis.Secondly,through a large sample of the questionnaire,this paper analyses on the demand of location of talent housing in Shenzhen City,determines the talent housing location attributes,and gets the ranking of the importance of talent housing location attributes.Thirdly,through a small sample of talents,this paper analyses talent housing location attributes preference weight,and mutually verifies the conclusions in the second step-talent housing site attributes importance ranking.At last,according to the attributes of talent housing and the attributes levels of talents,this paper uses the conjoint analysis to study the relationship between the talent attribute levels and the attribute attributes of talent housing,and then according to the different attributes of talent levels,the government does accurate location of talent housing construction and distribution.The conclusions of this paper are as follows:(1)This paper identifies the Shenzhen City talent housing location attributes:public transportation commuter convenience,educational facilities,medical facilities,life service facilities,cultural and educational facilities;(2)This paper sorts talent housing location attributes importance,In the talent housing location attributes,the first is public transportation commute convenience,followed by educational facilities,medical facilities,life service facilities,and the style of supporting facility is the last.(3)This paper determines the preference weight of the attributes of Shenzhen talent housing location,preference weight of Public transport commute convenience is 34%,preference weight of educational facilities attributes is 25%,preference weight of Medical Facilities is 15%,preference weight of life service facilities attribute is 13%,finally,the weight of the styling facilities attributes is 12%.(4)This paper determines the levels of talents and talent housing location attributes preference weight.
