Housing is the basic material needs of human life and spiritual home.An ideal "home" is one of the lifetime goals of the residents.Chengdu's urban residents have faced two kinds of problems.On the one hand,along with the advance of the urbanization process of Chengdu,the housing's demands have promoted.In addition,under the two child policy liberalization,the improvement of housing demand has further increased.On the other hand,the rising prices and the bubble of housing markethave caused high price of housing which makes the housing situation of residents more difficult.Chengdu,as the capital of Sichuan Province,is thefourth place in population density around China who has a large population and vast territory.Its housing problem is not only economic issues affecting the development of the city,but also is the necessary issues that affect social stability.Thus,the housing capacity of Chengdu's urban residents should be paid attention.The thesis is mainly to study the evaluation of the urban residents' housing capacity in Chengdu.Based on the survey of residents' incomes and expenses,the housing supply and marketing price trend,the author has made a comprehensive analysis of all kinds of methods and finally chosen the evaluation method.In order to evaluate thehousing capacity of residents,the author puts forward several suggestions to enhance the urban residents' housing affordability inChengduaccording to the level of ability.The main content of this thesis includes three aspects.First,it analyses the research results of domestic and foreign scholars which helps to grasp the research methods and the definition of housing affordability.After a comprehensive analysis of differentevaluation methods about Chengdu's actual issues,the author has chosenthe static housing price income ratio,the dynamic housing price income ratio and residual income of evaluation methods to evaluate the urban residents' housing affordability in Chengdu.Second,the author has collected the conditions of the housing market,the consumption of residents,the housing affordability of residents and the housing supply and demand of marked price in Chengdu since 2005.Based on the data above,the author has made the static evaluation,dynamic evaluation and residual evaluationof Chengdu urban residents housing affordability,from the perspective of time and space during the10 years.In the comprehensive evaluation,she has transferred the results of three kinds of different methods under different criteria to the largest affordable housing area,so that it can be made the overall analysis.Third,the author has establishedthe GM(1,1)forecasting model to predict 2015-2017 urban residents' housing affordability in Chengduaccording to the prediction of urban residents' monthly household disposable income,family monthly non housing consumption and Chengdu's residential average housing price.In this thesis,the evaluation results showed that during the 10 years,Chengdu's urban residents' housing capacity has improved,especiallyin 2014 each family has the ability to buy a new residential area of 80-90 square meters,and in 2010 the residential area is 93.84 square meters.The future forecast results shows that it will continue to rise in three years,the maximum limit to pay will increase to 115 square meters.Faced with the per capita residential area has reached 37.87 square meters in 2014 and average over 100 square meters,the situation nowadays is beyond far from the needs of the residents.And it can be reachedin three years later.In this thesis,the overall evaluation results shows that urban residents' housing affordability has continued to rise in Chengdu and the market supply has not yet meet the needs of residents.Considering the market environment and residents' income and expenditure situation,based on the evaluation results for the past 10 years and the forecast for the next three years,this thesis proposes three aspects of suggestion to improve housing affordability which are from the government's macro regulation and control,housing market increased demand and reasonable income.
