In order to solve the traffic congestion problem,ease the traffic pressure,China's urban rail transit(mainly refers to the subway construction)is in full swing in the construction of major cities.The construction of the subway is of great significance and affects the multi-faceted nature.It not only improves the traffic conditions of the urban residents,but also promotes the regional economic development of the city,which has brought about social benefits and brought economic impact.In recent years,China's rapid development of real estate projects,housing prices vary widely and more influencing factors,including subway construction on the surrounding residential real estate prices have a huge impact.This paper deals with the theory including the theory of rent,market supply and demand theory,urban spatial structure,urban regional economy and planning,and the above theory as the theoretical basis to select the characteristic price model,the Wuhan Metro Line 3 and its surrounding residential real estate prices The relationship between the corresponding research system,the rational application of urban space,the impact of regional economic development to provide a little reference.This paper first collects the information of Wuhan city subway and residential real estate construction and development,clarifies the characteristics and relations of the two,analyzes the influencing factors of the real estate price,and then selects the characteristic price model as the research model to calculate the 24 stations of Metro Line 3 The scope of the impact of real estate prices;collected in the sale of real estate data as a sample data to real estate intermediary listing price as the dependent variable to real estate construction area,floor area ratio,real estate location,whether there are large supermarkets or shopping malls 11 main characteristic factors As the independent variable.Finally,the semi-logarithmic function is used to analyze the influence of the independent variable on the dependent variable,and the corresponding conclusion is obtained,and the function is verified at the same time.The main conclusions of this paper are as follows: the construction of urban subway has a certain impact on the price of residential real estate along the subway: the real estate is located in the center of the city,that is,the price is higher in the 2 ring,the price is far from the city center;Good,the higher the price;near a large shopping malls or supermarkets,the higher the price;real estate floor area ratio is smaller,the corresponding higher real estate prices.
