It is vital for land management rights mortgage loan to activate the factors of land production and solve the financing problems of agricultural scale management. However, the imbalance of the supply and demand on the management rights Mortgage loan has affected the effective formation of management rights Mortgage loan market. This article takes local corporate financial institutions and family-farms as supply and demand sides of Land management rights Mortgage loan. Based on the questionnaire survey on the willingness of supply and demand sides of Land management rights Mortgage loan, the paper carries out an empirical analysis by using the Logistic model. The results indicate that :(1) the unit output of rural land, the assessment method of financial management department, the formal credit experience, the stability of the management right of rural land, have positive effects on the supply willingness of financial institutions; Law risk, liquidation risk, the credit risk, the cost of credit, make negative influence on the supply willingness of financial institutions.(2)credit limit for financial institutions, the degree of the farmer's culture, loan experience of farmer, have positive effects on the demand willingness of family-farm; the farmer age, the loan approval time make the significantly negative influence on the demand willingness of family-farm. Based on the above discussion, the article puts forward the suggestion on speed up building the optimum path of land management rights mortgage loan market.
