With the rapid development of domestic economy and the housing system reform, China's real estate has become a new economic growth point. However, as increased competition, real estate marketing has also been taken attention by real estate operators. As the Chinese real estate market becoming in a short time, the real estate market research in marketing theory is relatively weak. Therefore, this article attempts to apply marketing theory to W marketing research project of ZD real estate company in Jiangxi, to the objective:guide practice with theory and enrich and develop the theory in practice for providing a scientific, strongly operational and effective method for the real estate marketing management.Basing on the demand of W project of ZD real estate company, and marketing theory, this paper analyses the development of ZD real estate company on the external environment, and researches the opportunities and threats faced by ZD real estate companies combining their internal resources with which we make the analysis of the company's strengths and weaknesses. Then this paper also investigates the breaking down, choosing and orienting the target market of W project considering the characteristics of the project W, combined with the analysis of the development stage and marketing pattern of the real estate marketing. Finally, from brand, price, channel and sales promoting, we developed a marketing strategy and made the implementation and control measures for it.
