Study On The Financing Model Of Pension Real Estate Projects

With the rapid economic development and population aging intensifies, people's pursue of the "pension real estate, and health real estate" is the performance of focusing on health and quality of life, real estate endowment undoubtedly very promising, market demand is also irresistible.Pension estate as a form of social pension, constitutes an important part of the pension system, although in recent years received extensive attention and development, but the question of financing is still an important factor restricting its development.Thesis aims to through literature research, data collection, comparative analysis, qualitative analysis and other methods propose for the development of real estate projects of pension financing model, thus easing the development of real estate projects in the pension financing problems, and promote the development of pension real estate.Paper analysis the current situation of the pension estate project financing models and indicate its presence in the main development, financing, financing costs and other issues, then Referencing foreign pension estate financing mode, using the analysis and comparison of comparative analysis from the perspective of project financing of the the main project financing model based on the applicability of the pension estate project proposed on PPP mode and REITs mode of pension real estate projects.After it was analyzed using this two models of the necessity and feasibility,they are discussed in detail in the design, operating procedures, operating mechanisms.Finally, combined with positioning of pension real estate projects and characteristics of PPP mode and REITs model proposed to the needs of high-end market positioning pension real estate projects suitable for REITs models, to the needs of the low-end market positioning pension real estate projects suitable for PPP mode, and put forward recommendations on the development of real estate pension financing model.
