| As the Real estate market is entering into the silver age,Competition becomes increasingly fierce.If the real estate enterprises want to achieve economic benefits in the fierce competition,the strict cost control is needed.However,relying on the traditional mode of cost control has been far from able to meet today’s market challenge.The measures of holding down costs and using low cost materials to control costs are one-sided,because they might affect the quality and price of the product.These measures did not go to study the problem from the perspective of value.Only after functions and the costs for the functions are considered,the desired effect of cost control could be achieved.As for the project cost control,many companies tend to pay more attention to BOQ,tender price,engineering measurement and settlement.In fact,this is Incomplete.From the point of view of the system,we should consider the whole process of project cost control.And we should pay attention to the design stage of the early stage of construction and strengthen the review of the design by technical and economic aspects,then the design with the maximum value could be obtained.After the design,it is difficult to manage the overall project costs to get a substantial optimization by relying on the efforts in the construction process.This paper discusses cost control in the early stage of the residential project construction from the perspective of value engineering.The basic concepts and theoretical basis of cost,cost control,the cost control of the design stage,the value engineering and the like are introduced.The significance and facts of cost control before construction are analyzed.The methods and workflow for value engineering and limit design are also introduced.Finally,the specific case of value engineering in practical work is described by three types of quota including material selection,cost optimization,and limit design.From the theoretical and practical aspects,the importance and the actual effect of value engineering are confirmed by the qualitative analysis and quantitative calculation.A very good guiding value could be provided for our project management staff. |
