Abstract/Summary:
In recent years,China’s real estate development has achieved unprecedented development.High input,high output and high profits have always been synonymous with the real estate industry.Housing prices have been in a high level for a long time,which has seriously suppressed the demand of Chinese residents for housing and the sustainable development of social economy.The real estate industry has been regulated by the government’s policies for a long time.In addition,with the improvement of construction standards,the development cost of residential projects has increased year by year.Based on the research of domestic and foreign literature and the development practice of real estate residential projects,this paper believes that the focus of cost control of real estate residential projects is at the design stage.According to the research data,the design stage of the real estate residential project has an impact on the project cost of more than 75%,so the design stage is the key stage for the formation of the development cost of the real estate residential project.Cost optimization in the design stage is the most effective means to improve cost control,and it is also an inevitable trend for the cost input of real estate residential projects to move towards refined management.By consulting the development background,current situation and relevant documents of cost optimization management of real estate residential projects at home and abroad,and drawing on the excellent research results at home and abroad,the paper summarizes the construction cost elements of real estate residential projects.Through the analytic hierarchy process and the sensitivity analysis model based on cost sensitivity and customer concern,the evaluation indicators of cost optimization are screened to find the entry point of cost optimization and provide new ideas for cost optimization in the design stage.This paper takes the H residential project as the research object.By analyzing the cost composition index of the project in the design stage,it combs the current situation and existing problems of cost management in the design stage.Based on the idea of cost optimization,it uses the analytic hierarchy process to establish the cost composition structure tree and evaluate and screen the cost elements.On the basis of AHP screening indicators,cost sensitivity and customer concern decision models are established to extract cost optimization indicators and accurately establish cost optimization objects.With the help of value engineering,the cost optimization scheme is quantitatively analyzed.The feasibility of the cost optimization strategy in the design stage is verified through the H residential project as the case basis.Focusing on the quantitative and qualitative analysis of the underground garage,door and window works and landscape works,the goal of cost optimization has been achieved.In order to ensure the expected effect of cost optimization,this paper proposes relevant safeguard measures in combination with cases.Practice has proved that theoretical research provides clear ideas and feasible strategies for cost optimization,that is,focusing on the cost optimization in the design stage,so as to achieve effective cost investment,strictly control structural costs,reasonably put functional costs,and increase sensitive cost investment can also be applied to specific real estate residential projects,which is of great practical significance.It improves the development benefit of real estate residential projects and increases the market competitive advantage of real estate enterprises.
