Nearly 30 years, China's population age structure have profound changed, the population with a declining birth rate, aging problem is increasingly serious. As the main user, the population changes will inevitably affect the demand for housing. Therefore, the thorough analysis of the relationship between population age structure and the demand for housing has important theoretical and practical significance. In terms of theoretical significance, the paper has carried on the comprehensive summary and analysis the relationship between the population age structure change and the fluctuation in the real estate market related, for future related research provides a more systematic theoretical basis. In terms of practical significance, the research achievements of this paper for the relevant government departments to formulate more reasonable decision-making reference of real estate regulation policy and improve the efficiency of policy implementation, to make the purpose of promoting the steady development of the real estate market more targeted.On the basis of the Chinese and foreign literature, this paper expounds the present situation of the population age structure and the demand for housing, theoretical analysis of the relationship between them, and use the provincial panel data empirical analysis of the population age structure change on the influence of the urban demand for housing. Conclude that children's dependency ratio present negative correlation with urban housing demand,elderly dependency ratio present positive correlation with the urban demand for housing. Thus,the birth rate continued to decline and aging problem is increasingly serious in recent years become the important reason for the high demand of housing continued. Therefore, the government in formulating the regulation and control policy need to fully consider the above two factors, to ensure the steady development of real estate industry.
