Study On The Risk Assessment And Prevention Of Real Estate Development Loan Of Commercial Bank

Real estate development project has the characteristics of long-cycle and of large amount of investment.In the process of real estate development,our country’s commercial banks has taken a very important role.China’s real estate industry ‘s investment and speculative period has ended,at which time once prices were rising so fast that the rising prices have does not match with economic development and people’s income.Real estate enterprises’ project developing fund has been mainly relying on the loan from commercial banks,So the real estate industry’s dramatic growing will of course increase the risk of the financial industry.Therefore,in order to help the commercial banks effectively avoid risks,we should make deep analysis of real estate enterprise’s loan risks,do broad researchs,and then put forward related prevention strategies in the perspective of commercial banks.Firstly the paper summarizes the existing result findings on the field of commercial banks’ s credit risks.Secondly the paper collects the related theories of risks,the characteristics of risks and risks of real estate development loans in commercial banks.Then analyzes the credit risks and the main reasons why them it happens,On this basis the paper constructs a index to commercial bank loans to evaluat the risks of loans on real estate exploitation project.Then make the project X as an example to analyze and assess the risks.Lastly,the paper puts forward the corresponding preventive measures,such as establishing the credit culture,strengthenning financial regulation,improving the financial analysis ability of staff,perfecting the loan structure.In this paper,the research results will do good to the preventing of credit risks of the real estates in commercial banks.
