Commercial bank real estate credit as the real estate industry’s main source of funds,providing a large number of real estate loans.In the background of the real estate bubble expanding more and more,the risk of commercial real estate credit assets will be more and more.Since the establishment of the new government in 2013,urban renewal began to be systematically put on the issue,especially the city of Shenzhen city renewal,has become the main support for expanding urban development space.However,in the rapid development of the city,there are many problems and risks in the urban renewal of Shenzhen.In the current competitive banking,"asset panic" intensified against the backdrop of the commercial banks should enhance the ability of risk prevention and control to seize market opportunities.The important part of quality control of credit assets of commercial banks is the pre-lending credit approval.Only when credit examination and approval is conducted,sufficient risk identification and evaluation can be made.Reasonable and objective credit decision can be made to prevent risks from the source.Based on literature review,mathematical modeling,case analysis and summarization,this paper introduces the concept and classification of urban renewal and the overall policy of the country,and analyzes the characteristics and basic operation of urban renewal in Shenzhen.Secondly,according to the current situation and characteristics of the urban renewal project in Shenzhen City,the paper analyzes the urban renewal project,including the urban renewal project,the urban renewal project,the urban renewal project,the urban renewal project,the urban renewal project and the urban renewal project.The risk evaluation model of the urban renewal project is established,and the evaluation index system including the credit,sales and finance indexes is perfected.The risk evaluation model of the urban renewal project is established by applying the modern risk assessment theory.Finally,a case study of Shenzhen city renewal project is introduced to make a detailed analysis to ensure the feasibility of project identification under the precondition of sufficient risk identification in project credit approval process.The fuzzy evaluation theory is used to evaluate the project risk and draw the credit approval conclusion,Provides examples for the credit risk control measures of the commercial bank city renewal project;puts forward and consummates the risk control measures,and provides the reference for the same kind of project risk management.
