| Apart from addressing illegal construction and improving living conditions in old towns,urban renewal projects increase land utilization,improve urban features,enhance land productivity and boost local economy,implying considerable economic,social and environmental benefits.With unique architectural style and human characteristics,the urban renewal project in Sanmin road,Chikan district,Zhanjiang city involves vast area,large capital,extensive population and complex interests.Due to compensation for expropriation and demolition,there can be risks.To ensure the launch of phase 1 of the project,"urban renewal project in Sanmin road",this paper identifies,summarizes and analyzes the risk factors of the project from company perspective and proposes solutions.First,it introduces the project and the owner,explains the significance of the renovation project,and describes the objectives,contents and technical route of the "research on risk assessment of urban renewal project in Sanmin road,Chikan district,Zhanjiang city".Second,based on theories of enterprise project management,risk management and risk society,it elaborates and reviews the concepts of risk assessment of urban renewal projects,taking into account the status quo and development of risk management of property projects and risk management of urban renewal at home and abroad.Third,it outlines and analyzes the situation of project parties and the project,as well as the need to implement the project.Fourth,from the perspective of "four attributes"(i.e.,legality,rationality,feasibility,and controllability),it preliminarily identifies 16 risks to.Through hierarchical analysis,it constructs a "four-attribute" matrix and identifies 7 major risk factors of the project,namely,information and public opinion risk,housing demolition and resettlement compensation risk,technical and economic risk,construction project management risk,safety and health risk,economic and social environment risk,and ecological environment risk.Fifth,it discusses the 7major risk factors of the project one by one and conducts risk assessment.This is concluded that the initial comprehensive risk rating index of urban renewal project in Sanmin road is 0.35,with an impact rating of general negative and a risk rating of low.Sixth,it probes into the impact of risks and develops risk prevention and control strategies.The risk rating index after implementation is found lower than before,thus verifying the effectiveness of risk prevention and control strategies.Through research on risk assessment of urban renewal project in Sanmin road,this paper provides Z company with suggestions of risk prevention for the project.In addition to enhancing Z’s economic and social benefits,this is expected to provide a reference for analysis of urban renewal projects in historical and cultural districts in other regions. |
